Edinburgh House Prices: Handy heat map shows most desirable areas in Edinburgh to live

You can see Edinburgh’s poshest areas and cheapest locations at a glance using this funky heat map.

The colour-graded map shows red hotspots in ares like Morningside and Murrayfield with Gorgie, Restalrig and Craigmillar less pricy.

So far its seems like pretty much what you’d expect. But combine the map with another and the picture becomes more interesting.

The Governments Scottish Index of Multiple Deprivation (SMID) ranks areas of Edinburgh by crime, income, health and education.

On the SMID map, areas in blue are the least 'deprived' and those in red are the most.

On the SMID map the colours show relative deprivation, red is more deprived (simd.scot)

As you'd expect there is a broad correlation between the lowest house prices on the Zoopla map and areas of poor health and high crime on the SMID map, but there also a few discrepancies, areas of seemingly low crime as well as low house prices.

While this is only a rough measure, these areas would seem like the ideal place to bag a cheap home in a decent neighbourhood and it is interesting to see how the two match up.

The Zed-Index is the average property value in a given area based on current Zoopla Estimates.

While not an exact science, using both maps together can help give prospective buyers a feel for which areas to look in.

And for those of us who can't afford to buy a house, you can how your area compares to nearby neighbourhoods.

One interesting area is Fountainbridge, which, while a cool blue on the Zoopla map, indicating relatively low prices, it is also blue on the SMID map, meaning it has good access to services and opportunities.

Another interesting spot is Craigleith, which ranks highly on the SMID for housing, health, education and employment, but low for crime and geographic access.

This is represented on the Zoopla map by lower house prices in the area.

Also nearby Stockbridge has an area of deep red on the Zoopla map around Ann St. and Lennox St., the house price fade to blue to the north, further from the Water of Leith.

Areas of Broughton also come up a desirable deep blue on the SMID map while also remaining relatively cheap on the Zoopla map.
