Edinburgh homeowner wants to build underground tunnel to outdoor pool in garden

A householder on the outskirts of Edinburgh wants to create an “innovative” underground tunnel to the outdoor swimming pool in his garden.

The City of Edinburgh Council received the application from Mr Ben Molyneux to construct an underground link to his outdoor swimming pool outside his home at 64 Johnsburn Road in Balerno.

Mr Molyneux was granted permission by the council in March to create an outdoor swimming pool in his garden but now he wants to create the tunnel.

On the planning application it is explained that this is because the household “requires to have a means of accessing the facility without having to suffer the often poor weather conditions whilst in swim/gym wear.”

An above ground link had been previously proposed but was deemed to have too great an impact upon the listed building.

The site, Johnsburn House, was a former Public House/Restaurant, and a category B listed building but the applicant lives their with family after renovating the premises extensively.

Format Design prepared the planning applications and concluded on the planning application that the plan is “innovative” and won’t impact the listed building.

They said: “The proposed link will provide an innovative and discrete means of accessing the proposed swimming pool/gym without the need to suffer the often inclement weather conditions. The building will remain accessible via the garden also.

"The low height and landscaped finish will ensure that there is very minimal impact upon landscape setting and the setting of the listed building. The proposed link complies with all development policies and non-statutory guidelines.”

The City of Edinburgh Council validated the latest proposal on September 16 and a decision is expected in the coming weeks.
