Edinburgh has nearly 30,000 student beds across the city

Edinburgh will house just under 30,000 student beds through purpose built student accommodation (PBSA), figures from the City of Edinburgh Council show.

Around 19,642 bed spaces are already available, spread across 94 establishments, whilst a further 4,150 beds are currently in development.

This was an increase of over 3000 on the previous year.

2,754 beds spread across 16 different development are currently awaiting a planning decision as of 13 August, figures revealed.

Edinburgh University is by far the largest operator of purpose built student accommodation, with a 2019 council report saying they own 7,465 beds.

Heriot-Watt and Napier Universities operate 2,023 and 1,231 respectively, whilst a number of other private providers operate the bulk of the remaining beds.

PBSA's are properties which cannot be easily converted for other uses, and are used exclusively by students and are distinct from private lets with HMO licences.

According to the report, as of 2019 around 58,000 students attended one of the city's four universities, with around 16,000 identified as international students.

Major development areas in 2019 were predominantly in the city centre, as well in the west and in Leith.

Permission was recently granted for a large development in Gorgie, with 140 student flats, 77 studios and 28 affordable housing apartments near the Water of Leith.

Planning approval was also recommended for a 230-bed block of student housing at Glimore Place at the site of the C-listed St Joseph's Nursing Home.

Edinburgh-based property group S1 Developments are hoping to add to Fountainbridge’s growing portfolio of student accommodation by building housing comprising 230 bed spaces across 29 separate flats, ranging in size from three to 12 beds.
