Edinburgh fixer-upper flat on the market for a hefty price despite run-down look

A two-bedroom Edinburgh flat has recently hit the market but appears a slightly underwhelming sight when compared to the asking price.

The flat, located on Leith Walk, is advertised on Rightmove for just under £250,000, although the images supporting the property don't appear to show it as its best.

Although a brilliant fixer-upper opportunity, it does reflect the surge in property prices within Edinburgh, whilst also suggesting that you can't get as much bang for your buck than in years previous.

Rightmove adds: "The sale represents a rare opportunity to purchase an original, unaltered second floor dwelling. It now requires refurbishment allowing for an innovative approach to its lay out and spatial use.

"The flat was acquired 40 years ago by the current owners and has a quadrangular foot print, built around a central communal access that serves all floors."

Indeed, a lot of work and money will need put into this flat to have it sparkling and looking more desirable, as several pictures show marked white walls, ripped up floors, out-of-date units and furnishings and questionable décor.

The property has two fairly spacious bedrooms over-looking the vibrant and popular Leith Walk, as well as a bathroom, communal sitting room, kitchen and box room.

So, it certainly has the space, but certainly needs more than a fresh lick of paint.

In the kitchen, several units are hanging from the wall, as well as out-dated appliances still being present. Floor tiles appear to be part-ripped up and would require a lot of work to get it looking brand-new.

Although one bedroom features a new-ish grey carpet and curtains, the sitting room definitely needs a magic touch. The white walls have started to turn yellow and the wallpaper appears very much a trend of the past.

The bathroom features a bath tub and shower, but also needs a bit of work in restoring it to its former glory.

As mentioned, the area would play into a potential buyers' hand, with the Leith area being one of the most popular and busiest spots in the city, with great links and amenities on your doorstep.

The exact asking price for the property currently stands at £229,000, which may appeal to a property expert to fix up and sell on for a hefty profit.
