You could run your own Edinburgh fish and chip shop on the historic Royal Mile

A fish and chip shop unit lease located ideally in Edinburgh’s Old Town on the Royal Mile is being advertised by Cornerstone Estate agents.

The unit which had been trading as Bene’s takeaway from the same exact location for 47 years is being offered on a new lease agreement with a starting rent of £22,500.

The length of the lease is understood to be flexible with a guide price of around £55,000 being sought for the leasehold to include goodwill as well as fixtures and fittings.

Cornerstone states that the unit is in great working condition and that the new owner could essentially begin operating from the fast food shop immediately.

On the unit, Cornerstone said: "Bene’s Takeaway is situated on Canongate, which forms part of The Royal Mile.

"This part of the ‘Old Town’ is the busiest tourist location in the city, with a wide and varied selection of retail businesses, restaurants, pubs and hotels.

“Other popular locations in Edinburgh such as Princes Street, Grassmarket, Arthurs Seat and Holyrood Park are all located within a few minutes walk from the property.

“Bene’s Takeaway had been trading from this location under the same family ownership for over 47 years. It has moved with the times over this period, from being a traditional Fish and Chip Shop, to now also offering pizzas, kebabs and burgers.

“Deliveries are available through the likes of Deliveroo and Just Eat. Although small, the unit is in good order throughout with a new two pan frying range having been fitted less than three years ago and is in such condition that the new owner can begin trading immediately with confidence. Our client chooses to only do evenings, there would be scope to extend the opening hours both earlier and by taking advantage of the late licence that is in place.

“The property is offered on a new lease agreement with a starting rent of £22,500. The length of lease is flexible. A guide price of £55,000 is sought for the leasehold to include goodwill and fixtures & fittings.”
