Edinburgh Council reject popular Leith cafe's extension due to noise pollution fears

Edinburgh council has rejected a popular Leith cafe’s plans to extend their premises and create an outdoor courtyard due to fears over noise pollution.

The City of Edinburgh Council rejected the idea from Cafe Marmalade to create the extended premises within the Urban Area and Leith Conservation Area.

Cafe Marmalade are renowned throughout the city and TripAdvisor rank them as one of the best places in Edinburgh to have breakfast.

Their baking is also legendary and there are plenty of vegan options on their menu too.

But the small cafe can get a little cramped and they hoped to extend their existing premises, with a new outdoor space.

The plans show that the cafe on Bernard Street hoped to create extra floor space inside and outside the building for customers.

The B listed ground floor café, built by Thomas Beattie in 1815, backs onto a property on Maritime Street and the owners wanted to join it together with the existing building to create a larger café.

The Maritime Street building has a large outdoor courtyard and Café Marmalade had hoped that they could redevelop this area and create an outside courtyard for customers to sit and enjoy the weather.

However, the council refused the application and cited potential noise and odour complaints coming from neighbouring properties in the area. They said: “The proposal does not comply with local plan and associated guidance. The proposal would have an adverse impact on neighbouring residential amenity by virtue of potential noise and odours.

"The proposal would have an unacceptable impact on the listed building. Refusal is recommended. There are no material considerations which outweigh this decision.”

Cafe Marmalade now have a right to appeal the council's decision.
