An Edinburgh city centre hotel has been listed for sale and it comes with a huge price tag.
The two-star Claremont Hotel, just off Broughton Road, is located just a stone's throw away from the New Town and has been listed on Rightmove as a perfect opportunity for a residential development opportunity.
Despite the hotel only having two-stars, the site and situation of the building means its price has been set at a dizzying £1.5million.

Rightmove described it as a "prime residential redevelopment opportunity," adding that the plot includes extensive gardens and parking areas to the rear which can be accessed from Broughton Road which offer scope for a mews-style development.
They say: "Residential redevelopment likely to encompass - one upper townhouse + two double lower apartments with gardens and off-street parking."

The building consists of five levels, although two are below ground level with both a basement and lower basement floor. The lower basement currently consists of an underground function suite and bar with five bedrooms located on the basement floor, as well as a variety of kitchen facilities and en-suite bathrooms.

The hotel was originally listed earlier this year as the closing dates remains May 24, 2022, but has been re-listed for another potential buyer to note their interest.
Ob Booking.com, the Claremont Hotel has received hundreds of positive reviews and has a rating of 7.8. One reviewer this year said: "The breakfast was quite large. The room was clean and tidy. The manager was very friendly. The location is 10 min walk to the city centre so getting a bus to anywhere in Edinburgh is easy."
Another added: "The most comfortable bed, EVER! Exceptional value for a hotel so close to the centre of the city. You are given a front door key as well as your room key so you can come and go as you please."
