Dublin house prices: Property and renting market average figures for capital according to Daft.ie

Daft.ie's latest report has revealed both good and bad property news as monthly rents have risen by 1.2% but house prices remain unchanged at 0.2% compared to July of last year.

The housing market report - which outlines key sale and rental market figures - has revealed that the average listed price of houses in July for Dublin was €378,881 (€259,733 nationwide) while the average rent in the capital was €2,030 (€1,412 for Ireland). 

Shockingly, there were just 19,538 properties for sale in Ireland on August 1, which is down 22% since last year and the lowest number on sale for 14 years since August 2006.

Speaking about the figures, Ronan Lyons, economist at Trinity College Dublin and author of the report said: "Both sale and rental segments show very little fall-off in housing prices since the start of the Covid-19 pandemic, despite the extraordinary economic contraction.

He added: "Nonetheless, given the potential for successive waves of Covid-19 in Ireland, this may be tested in the coming quarters.

"As it stands, both sale and rental segments appear to have weathered the initial impact of the pandemic and the underlying shortage - especially of rental accommodation - remains."
