Dublin house prices drop but remain far higher than rest of the country

Houses prices in some Dublin areas are a staggering €615,000 higher than other parts of the country, new figures reveal.

Property prices in the capital fell by 0.1% in first quarter of 2020 while rising by 1.1% everywhere else, but there remains a huge gap in house values between Dublin and rural Ireland.

The latest Property Price Index published on Wednesday night by the Central Statistics Office shows Blackrock’s ‘A94’ is Ireland’s most expensive Eircode with a median property price of €615,000.

Dun Laoghaire Rathdown has the nation’s highest median house price at €525,000.

Outside of Dublin, the most expensive Eircode area is A63 ‘Greystones’ in Wicklow, with a median price of €430,052.

Wicklow is the priciest county with a median house price of €330,000 followed by Kildare at €310,000.

By contrast, D10 or Kylemore is Dublin’s cheapest Eircode district with a median price of €227,500.

Overall, South Dublin county council has the lowest median house prices in the capital at €346,037 compared with €370,000 across the entire county.

The least expensive Eircode area in Ireland is F45 or Castlerea in Roscommon, with a median price of €80,000.

Overall, the county of Leitrim has the nation’s lowest median price for property at €105,000.

But it’s not all bad news for Connacht counties with property prices in the West of Ireland showing the highest rise nationwide of 3.1% from January to April.
