Dublin Budget Buddy: Which properties can you buy in Portobello, Drumcondra, Blackrock and Ashbourne for €750k?

Each week, we look at the Dublin housing market with a hypothetical budget in our back pocket, to find out what sorts of preperties are available in which areas.

This time, we're working with a cool three-quarters of a million euros, and we've come up with an interesting selection, from a stylish two-bedroom pad in the city to a luxurious detached new build in the countryside...

47 Arnott Street, Portobello
€725,000
2-bed terraced house

This is a deceptively large city centre home spread across three floors - a bedroom and bathroom on the lower floor, an ultra-modern, open plan living room and kitchen on the ground floor, a bright dining area with floor-to-ceiling windows and access to the terrace on the mezzanine above, and finally the master bedroom with en suite bathroom, and access to the roof terrace on the top floor.

The property is in the heart of the buzzy Portobello area, with St Stephen's Green a 10-minute walk in one direction and the Grand Canal about 10 minutes in another.

154 Chapelgate, Saint Alphonsus' Road Upper, Drumcondra
€725,000
3-bed duplex apartment

Drumcondra is always in demand, and there are very good reasons for that - plenty of shops, cafés, restaurants and pubs, canal walks, Griffith Park and easy access to the city centre.

Chapelgate is a private, gated complex just off the Drumcondra Road, and it contains this luxurious duplex apartment. With three double bedrooms and three bathrooms across two storeys, as well as a very large, open plan living room and kitchen, there's no shortage of space. Meanwhile the high-end finish offers the wow factor buyers are looking for.

The lack of garden is a drawback, but there is a good-sized balcony on which to enjoy a gin and tonic after a long day.

38 Ardagh Park, Blackrock
€745,000
5-bed semi-detached house

Space is absolutely not at a premium in this semi-detached property in beautiful Blackrock. The 1950s house has been significantly extended over the years, to now feature separate living, sitting, dining and kitchen/breakfast rooms, as well as four bedrooms and a study that could function as a fifth.

The house also boasts an extensive mature back garden, and it has all the benefits of this in-demand area - the seafront and beaches at Blackrock, Dún Laoghaire and Sandycove, Stillorgan and Cornelscourt shopping centres and the N11 into the city.

An Pairc Wotton, The Ward, Ashbourne
€750,000
4-bed detached house

Okay, we're cheating a little here - this one is just over the Meath border - but it goes to show what's available a little further away from the city. This new build detached house in a generous parcel of land and has a wonderfully open, spacious feel - aided by skyscraping, vaulted ceilings in both the lounge and kitchen.

The house is fitted out to ultra-modern, luxurious standards throughout, with landscaped grounds outside and wired for the addition of electric gates if the buyer so chooses.
