Dozens of flat-pack houses to go up on former hospital site

A major new housing development in Bristol will include 32 ‘flat-pack’ homes that are being constructed in North Yorkshire.

Modular housing company Ilke Homes is building the properties as part of a huge redevelopment on the former Blackberry Hill Hospital site.

The homes will be manufactured at the company’s 250,000 sq ft factory in Knaresborough before being delivered to Bristol, where they will be finished by December, according to Ilke.

The homes form part of housebuilder Vistry Partnerships' wider regeneration project of the 21-acre site, which will include 346 homes as well as retail and start-up business units, a community building and green spaces.

The delivery time for the modular homes is expected to be four months - roughly half the time it would take using traditional construction methods - according to Vistry Partnerships.

The company said modular construction offers “significant speed, quality and energy-efficiency”.

Matthew Bench, executive director of partnerships at Ilke Homes, said: “Offsite manufacturing has a key role to play to kickstart the economy and to quickly build the high-quality, energy-efficient homes that are needed across the country.

“Working with Vistry Partnerships demonstrates the confidence that leading developers have in the quality of our homes and the speed at which we can deliver them.

Many of the historic buildings around the Blackberry Hill Hospital site, which is a 10-minute drive from Bristol city centre, are Grade-II listed.

Before its use as the Manor Park Hospital, a number of the buildings were used to house French Prisoners of War during the Napoleonic Wars in the early 19th century.

The deal marks Ilke Homes' first scheme in the South West since the June opening of its Bristol office, following the company’s recent regional expansion.
