Divisive plans to demolish and rebuild seafront homes knocked back by council

Divisive plans for new homes on Sunderland's seafront have been rejected over fears they could impact the character of the area.

Last year, applicant Colinas Estates submitted plans to demolish two properties on Whitburn Bents Road in Sunderland.

In their place, the developer aimed to build four detached modern homes with extra parking and landscaping.

During consultation, the plans divided the public with 24 objections raising concerns from design and privacy to "overdevelopment".

A total of 20 comments in support also welcomed the seafront development including the designs.

According to planning documents, applicants made several amendments to the scheme following concerns.

This included setting back the building by 1.8 metres and making changes to the design.

Despite this, Sunderland City Council's planning authority refused to grant the planning bid.

In a decision notice published this week, they said the plans "would not sit happily in the pattern of existing development, to the detriment of the character and amenity of the application site and the locality."

Action needed to tackle 'unacceptable' waiting times for young people's mental health services  

The notice adds: "Due to the number and density of the buildings proposed, the development comprising four detached dwellings, would not be of a scale, form, massing and layout which would respect and enhance the best qualities of the nearby properties and the locality."

Colinas Estates have 28 days to appeal the decision from the local authority if they choose to do so.
