Devon business park opens up for huge leisure and industrial development

A new phase of development has begun on a Devon business park.

Property consultant JLL is marketing the greenfield development site at Edginswell's Business Park in Torquay to secure interest from potential occupiers including businesses locally and nationally.

Following the success of the original site, the remaining six acres of Edginswell was purchased by Torbay Council in late 2018.

The site benefits from planning consent for a bulky goods retail use in one area and other potential uses include trade counter, leisure, industrial, offices, roadside, self-storage and distribution.

Acting as developer, the local authority can now provide leasehold buildings for a variety of uses, including industrial and leisure businesses.

Tim Western, lead director in JLL's Exeter office, said: "The property is located strategically at the end of the new A380 South Devon Highway, which has reduced significantly travel times locally and regionally.

"This is the next phase of development of the successful business park, which has previously attracted Francis Clark, Kitsons, South Devon Healthcare and Eden Vauxhall."

In Torbay Council's Torquay Gateway (Edginswell) masterplan document adopted in 2015, it states that the Edginswell Business park is located on a north facing slope that falls down to the railway line that runs parallel to Riviera Way.

It reads: "Whilst existing office development has been carried out, the site remains in a semi derelict state of natural regeneration, with a strong green buffer along the Edginswell hamlet southern edge."

The document adds: "There is an opportunity to enhance the approach into Torbay through major structured tree planting along the Riviera Way and infrastructure planting to the employment area and Edginswell land to the north of Riviera Way."

Liam Montgomery, director of asset management, investment and housing for the Torbay Development Agency said: "The site forms part of Torquay Gateway and provides a rare and excellent opportunity for businesses looking for a prominent and visible location with excellent road links to the surrounding area. We are very excited about being able to bring forward this strategically important site."

Tim Western added: "The council, as landowner and developer will provide leasehold design and build packages to meet occupiers' specific requirements. The site is serviced and ready for development."
