Developers get green light for nearly 80 new homes in place of former Linwood manufacturing buildings and pitch

Plans for almost 80 new homes in Linwood have been given the green light.

Councillors have given Merchant Homes Partnership Ltd permission to erect a development in place of vacant manufacturing buildings and a grass pitch at Reid Linwood in Napier Street.

To mitigate the loss of the football pitch to the area, the developers will make a £130,000 payment to Linwood Community Development Trust to be used for the creation of new facilities as part of a Section 75 legal agreement.

During the meeting of the planning board, council leader Iain Nicolson sought assurance maintenance costs for the new facility would be covered in the agreement.

He asked officers: "Will the Section 75 also cover anticipated ongoing maintenance of the pitch or is it just a one-off fixed payment?

"At the end of the day, it will need maintenance and I wondered if this is factored into the reprovision costs."

Planning bosses said although details have not been finalised, it is anticipated maintenance costs will be covered as part of the compensation.

Councillor John McNaughtan requested details of the section 75 agreement be reported back to a future board meeting which officers agreed to.

It is proposed the compensatory cash will be used to build a synthetic training pitch next to the main full-size 3G surface at Mossedge Village.

Fifty-nine houses - including a mixture of terraced, semi-detached and detached homes - will be built on the site alongside 20 cottage flats.

There will be 51 affordable homes - to be managed by Sanctuary Housing Association - and 28 private sector properties.

Of the affordable homes proposed, 20 will be two-bed cottage flats, 21 will be one-bed terraced houses and 10 will be three-bed terraced houses.

Of the private sale homes, there will be four two-bed terraced properties alongside 24 three-bed homes consisting of terraced, semi-detached and detached properties.

Plans indicate the housing will be complemented by open space, play facilities, a network of paths and woodland planting.

Access to the development would be via the existing road opening on Napier Street with path linkages within the site and to the surrounding area.

There will be 156 parking spaces for visitors and residents.
