Developers apply to knock down Roath Park pub months after previous plans refused

Developers have applied to knock down a Victorian Cardiff pub just months after previous plans were refused.

Another planning application has been submitted to demolish the Roath Park pub on City Road.

Under the new planning application, the once-popular pub would be demolished and a mixed-used development built in its place.

A previous application was submitted to Cardiff Council in July this year, but permission was refused. Now, Ventura Developments has submitted another planning application to demolish the building.

A description and statement for the application state that the applicant, Ventura Developments, did not appeal the council's refusal of the previous application, but proposed to "engage in pre-application consultation with the Council with a view to discovering what the Council would regard as an acceptable form of redevelopment, prior to submitting another planning application."

The document also states that, in relation to objections received about the demolition of the site, the officer report to the Planning Committee said: "The existing building is not protected from demolition. Cadw have not included it on the statutory list of buildings of architectural or historic importance and the surrounding area does not fulfil the criteria for designation by the Council as a conservation area.

"Outside of conservation areas, normal permitted development rights set by Welsh Government apply, including those for demolition."

It continues: "The Roath Park Pub was disposed of by its previous owner Brains because of its unprofitability. It was bought by the applicant company, who has no interest in re-opening the pub.

"The applicant seeks to redevelop the site with a mixed use comprised of commercial uses on the ground floor with residential above, in a form deemed acceptable to the Council."

The documents also state that the objective is to redevelop the site, subject to the applicant receiving planning permission. A demolition plan and method statement was submitted earlier in October.

In 2020, developers applied for planning permission to knock down the pub and replace it with a seven-storey block of 37 apartments, but they withdrew those plans in December of that year.
