Developer wants to transform Duke Street building into £30m hotel

Plans have been revealed for a new £30m city centre hotel hoped to create up to 250 jobs.

Developer Iliad has submitted the proposals to the city council, and said it hopes the 190-bed facility on Duke Street will help to continue the regeneration of Liverpool's Ropewalks district.

The company, which is behind various residential and commercial building schemes across the North West over the last 35 years, said it will invest £30m in the development which has been designed by Tim Groom Architects.

The firm added that the project will create up to 150 jobs in the building process, and more than 100 new jobs at the hotel.

However the plans have proven controversial, with an opposing petition on Change.org having received 150 signatures.

The site is between Duke Street and Parr Street, and a 1950s building which was used as office space and later as a temporary base for Liverpool Media Academy.

A spokesperson for Iliad said: “We are incredibly excited to have submitted plans for this prestigious hotel development which will further continue the regeneration and renaissance of the Ropewalks community.

"The design of this building is we believe something very special, and will enhance considerable the built environment on Duke Street, Creating Shop Frontage and replacing a bland wall, and mock Victorian 1958 Frontage warehouse.

"Iliad has a long track record of developing in Liverpool, particularly in this community, so we are keen to build something that people can be proud of. We are confident of achieving this and will, as we always do, engage the local stakeholders to keep them informed as we progress."

Iliad said it has partnered with London-based hotel company Room 2 on the project, and that this will be the company’s first in the North of England.

The hotel development will also include a lounge, gym, co-working and dining facilities, ground floor commercial space and 38 short-stay car parking spaces.

The spokesperson added: “We are pleased to be working on yet another exciting collaboration with Tim Groom Architects on a design and we’re delighted to have attracted a major hotel player in Room 2 to become the hotel operator.

"Securing Room 2 is a real coup and confidence boost for Liverpool.”
