Plans to demolish a derelict pub and build new shops and homes have been approved.
A developer asked Erewash Borough Council for permission to pull down The Poplar pub in Ilkeston before Christmas.
The plans also involve demolishing an adjoining building, in Bath Street, as well as properties in Bonsall Place, DerbyshireLive reports.
In their place, 23 new homes were proposed, along with the conversion of existing properties into two apartments, giving a total of 25 new dwellings. The scheme also includes the creation of three new shops.
The borough council has now given the project, which was put forward by Ian Hodgkinson, director Derby-based Hodgkinson Builders, the green light.
Granting permission, Erewash Borough Council planners said: “The site is considered to be highly sustainable.
"The proposals would provide much-needed housing in the town centre, which will aid its vitality and viability and would see the regeneration of this derelict area in a positive way.
“As such, the principle of the proposal is considered acceptable.”
According to the plans, the Poplar pub closed for good in 2009 after being hit by the recession. Since then, it has been waiting to be redeveloped.
In the original planning documents, which were submitted by Paul Gaughan Building Consultants, on behalf of Mr Hodgkinson, it said: “The proposal will help regenerate the locality, providing additional revenue to local businesses from the occupiers of the new residential units.
“It will offer fresh facilities for new commercial activities attracting new businesses to the town centre.
“The knock-on effect of the completed development will kick start development on adjacent sites contributing to the overall regeneration of this locality of lower Bath Street.
“During construction the proposed development will create local employment and attract custom to local building supplies and service companies.”
Speaking back in December, when he submitted the application for homes and shops, Mr Hodgkinson said: “This could be the start of the Bath Street revival.
“I’ve had plans to redevelop the Poplar for a while as its been on my radar for a few years and the time is now right.
“It’s great to put something back into Ilkeston - something which has been a lifelong dream of mine.”
