Developer plans 262 lots in first stages of Pinny Beach housing estate

PLANS: A 262-lot subdivision is proposed for Pinny Beach, south of Swansea. The planned housing estate is located in the northern sector of the master-planned North Wallarah Peninsula.

Plans for a 262-lot subdivision at Pinny Beach that will eventually form part of a larger residential development have been lodged with Lake Macquarie council.

The development application, submitted by Northern Managers and Construction Pty Ltd - a company tied to nearby Murrays Beach - brings long-anticipated housing in the undeveloped suburb a step closer.

Development of the master-planned North Wallarah Peninsula has been in the works for more than 20 years, with Murrays Beach forming the first of about 2000 lots planned for the area.

But to date, land east of the Pacific Highway - officially named the suburb of Pinny Beach in 2006 - has remained virtually untouched.

The new plans propose a six-stage subdivision in the Peninsula's "northern sector" between the Pacific Highway and Mawson's Lookout, to the west of existing housing in Caves Beach.

More than 70 per cent of the 74-hectare site is disturbed from historical uses including open cut mining, clay and gravel extraction, and underground mining.

The proposed estate includes a 15-lot community title subdivision, village centre and public reserve.

The application also proposes clearing land for a further three stages of the planned estate, which concept plans show to contain about another 150 lots, although those stages are subject a separate application.

PROPOSAL: The extent of the subdivision plans.

Provision would be made for a road to the "coastal sector" of the North Wallarah Peninsula, land earmarked for a separate housing estate.

The council granted previous owner Stockland, which sold the land some years ago, development approval for an 86-lot subdivision in that sector back in 2009.

That subdivision is not expected to progress until the 262-lot subdivision is significantly advanced.

Planning documents submitted with the latest DA show land to the north of the proposed 262-lot subdivision is also "subject to future precinct plans".

A statement of environmental effects notes the major infrastructure already delivered as part of the North Wallarah Peninsula's development, including the Pacific Highway interchange, Rural Fire Service station, shared pathway to Swansea and pedestrian footbridge over the highway.

The proposed 262-lot subdivision would have a 2.5-metre wide shared path linking to the existing cycleway to Swansea.

Only emergency vehicle access would be allowed to the estate from Caves Beach via Scenic Drive, which runs into the subdivision land.
