Couples looking to get married have been left in limbo after an historic venue went into liquidation.
Kelham Hall near Newark, Nottinghamshire, which is owned by local businessman Jonathan Pass, has a sign outside stating it has ceased trading and all reservations are cancelled.
It means weddings due to take place there now can't happen, leaving couples like Luke Priestley, 33 and his fiancée Tess Hazeldine, 31, stuck.
Their wedding, postponed from November 2020 and June 17 this year, had been rearranged to take place at the hall for June 2022.
The couple, who have three children and live in Bulwell, paid £4,995 for the reception after winning the venue and ceremony for free in a competition.
But the couple are now panicking after finding out on social media that Kelham Hall was closing.

"We have wedding insurance but have to wait for a letter from the liquidators," said Miss Hazeldine.
"Unfortunately we paid it fully and we have been told not to hold our breath about getting it back.
"We have had no contact from them.
"We feel awful. We were already deflated after having to postpone it the first time and then the second. It took away all the magic of it.
"Just two days before we found out I'd sent out new invites and on the Friday we were getting all our RSVPs saying 'we're so excited, we're coming' and now I've had to contact everyone again.
"We felt upset at first and then angry. Thinking about the wider family, my dad has end-stage kidney failure so will he still be able to walk me down the aisle?"
Another couple Joe Kellam, 25, and his wife Aimee, 23, of Clifton, paid £5,500. They also won a competition through Bespoke Weddings.
They got married at the historic Grade I listed hall in a 20-minute ceremony last October but postponed their wedding reception until the lockdown restrictions were lifted so they could invite more guests.
The reception had been due to go ahead on July 23 with 70 people in the afternoon and up to 150 in the evening.
Mr Kellam, a father-of-three, said he had been struggling to contact the owners for a month, emailing and telephoning daily. Eventually, he got through and was reportedly told to call the following week to finalise the plans.
He claimed: "I couldn't get through, the phone lines were engaged constantly. I rang the following day and the director answered the phone. He said 'bad news we have gone into liquidation so you're not going to have your wedding reception'.
"I was told I wouldn't get a penny back and to take it up with my insurance company. Now I'm fighting to get some money out of them.
"I'm annoyed with the owner. Never once did he say they were struggling.
"My partner's got broad shoulders, every time someone asks are you alright, she's putting on a smile but it has hit hard.
"She didn't get her dream wedding because of the lockdown situation so I was hoping her reception would be amazing but unfortunately that's ruined as well," added Mr Kellam, who works for one of the East Midlands' biggest fireworks company and had meticulously planned a spectacular display for the reception.
"We have no reception and no backup plan - you never expect this to happen. We're scratching our heads about what we're going to do. We've spent the last four years saving up and now it's all been ripped away from us," he added.
Kelham Hall, previously the offices of Newark and Sherwood District Council, was sold to Jonathan Pass in 2017 for £4 million.

Last October the Victorian property and country estate went up for auction with a guide price of £6.5 million.
