Council recommended to approve new "Ten Square West" apartment hotel off M1

Plans for a boutique apartment hotel beside the M1 in South Belfast are being considered by Belfast City Council.

An application for the erection of a mixed use development consisting of a 25 bed hotel and 88 apartments on Stockman’s Way has been recommended for approval in a council report. Approval will subject to conditions, with the final decision yet to be publicly confirmed.

The application is by Kilmona Property Limited, who run Ten Square in the city centre, and is an attempt to broaden the city’s hospitality development away from the centre.

Reports when the plan was first mooted in 2018 stated the Stockman’s Way building would extend the Ten Square brand across the city, and would be called “Ten Square West”.

Stockman’s Way is a mixed use area comprising businesses and residential uses. Musgrave Park and Musgrave Park Hospital are just south of the site, while Casement Park and surrounding residential developments are located to the North beyond the M1 motorway.

The site lands are three miles from the city centre and currently comprise a retail showroom, warehouse and office block over two floors with secured car parking provision.

The council report stated four objections were received regarding the plan. The issues raised included increased traffic impact on existing businesses and an absence of parking spaces for current demands. Objectors also argued the increased height of the new building would appear “incongruous and out of character” as well as “visually dominant”.

There were no objections from any of the statutory or non-statutory bodies during the consultation, but with the plan subject to conditions.
