Cottage renovation project by the sea could be your perfect remote rural retreat

Recently, the daydream of moving to a home with no immediate neighbours, glorious natural surroundings and absorbing views to wake up to, has been one that many people have experienced, and some have even acted upon.

The Covid pandemic has made people think about how they live and where they live, coupled with the desire for more space as home working opportunities increase.

This has led to a sharp increase in buyers looking for an escape to the country or coast, with cottages, farmhouses, rural buildings and renovation projects, especially in less populated areas, selling within days if not hours.

It is currently a strong sellers market, with UK property prices rising to their highest level in 17 years, with Wales the number one area for the highest rises, according to figures published by the Office for National Statistics (ONS).

So, many sellers are looking to take their property for sale to an online auction, maybe hoping for a virtual bidding war to secure the best price for their home.

And if the property they are selling is a characterful home in a remote and picturesque spot they might just get that war, as these become harder to find.

One such property is this cute cottage nestled within the countryside and yet on the banks of an inland sea estuary meaning the best of both worlds are constantly framed out of the window to delight you, and constantly tempting you out of the front door to fully mesmerise you.

And the temptation must be strong to wander out and explore this Area of Outstanding Natural Beauty that surrounds this home on the Isle of Anglesey.

It sits in a prime position to fully engage with sweeping estuary views and opportunities to sit in the garden and just let the day float by, along the foreshore.

The property is close to the Isle of Anglesey Coastal Path too, tempting you to explore this gorgeous part of Wales a bit further.

One location to regularly enjoy if you live at the cottage is the coastal resort of Trearddur Bay, less than six miles away, offering a Blue Flag Award, sweeping sandy beach, protected sea bathing, rockpools to explore and facilities such as car park, toilets and cafes.

Holyhead is less than seven miles away for opportunities to shop and to pop on a ferry to Ireland. With sea and air travel so close at hand, this cottage is better connected than many of its mid and south Wales coastal counterparts.

Of course, some time will need to be spent at the cottage as the estate agent advises it is in need of modernisation and would benefit from a programme of renovation.

The cottage comes with more space inside than the outside suggests, with the ground floor offering three rooms including a kitchen diner with fireplace, a larder, a coal store, and a shower in the corner of the middle room.

There doesn't appear to be a toilet though.

The upstairs are not marketed as bedrooms as the access to each room is through the adjacent room, but with some careful thought, reconfiguring the space and planning consent, the first floor can realise its potential.

But with hard work comes wonderful rewards at this beautiful location, so pull up a chair in the garden occasionally and enjoy the stunning surroundings, spotting birds, insects and all of nature's activities on the estuary that rolls out in front of you.

There might be a few planes to spot too, but nothing of too much consequence as the airport down the country lanes is Anglesey airport at Valley so there won't be 747s flying low overhead every 15 minutes.

It's also rather convenient as, according to the local authority's website, there's a daily flight to Cardiff if you wanted to pop south, at least during non-Covid times, with the flight taking about an hour.

The site also states the airport is only open between 7.30am - 10:30am and 3pm to 6pm on Monday to Friday.

RAF Valley can be found at the airport site too, and according to the Royal Air Force's website, is home to No 4 Flying Training School, responsible for training the UK's next generation of world-class fighter pilots.

The site goes on to say aircrew are also trained at RAF Valley for mountain and maritime operations throughout the world and Valley is also home to the mountain rescue service, the military's only high readiness, all weather search and rescue, aircraft post-crash management asset.

So this cottage has a unique neighbour that can offer possible civilian employment opportunities, with the cottage along the estuary the perfect base to call home and to plane spot as well as bird spot.

According to the estate agent marketing the property, the cottage is called Felin Wen and is said to have its origins as the miller's cottage to the ancient tidal mill, whose stone remains can still be seen on the adjacent foreshore.

The first adventure is getting to the cottage to start your renovation project.

The estate agent states: "We understand the property has pedestrian and vehicular rights-of-access over a long grassed track, which is presently overgrown, with the boundaries not being defined.

"A metal gate opens into the curtilage with overgrown grassed areas to the front and side, offering on-site parking and garden space with a small lean-to store to the left-hand side.

"We believe there is a public footpath down the grass track and the curtilage is separated from the spectacular estuary by a field."

The next adventure is investigating the utilities at the site, that might explain the absence of a toilet, and again the agent can provide more details, although interested parties will need to make their own, detailed enquiries too.

The agent states: "We understand the property only has mains electricity connected. Subject to Building Regulation Approval, a private drainage system would need to be installed, such as a sewage treatment plant.

"There is no mains water to the property and we are in receipt of an estimate from P H Drilling, dated 16th June 2021 in the region of £12,678 including VAT, for the provision of a water bore hole system.

"A conveyance dated September 10, 1929, states that Felin Wen has the right to draw water from a nearby spring via a well - if this is still viable."
