Construction of new Avonmouth ‘Central Approach’ warehouse underway

Construction is underway on a new prime industrial and logistics unit on Western Way in Avonmouth, Bristol.

Birmingham-based Trebor Developments and its partner Hillwood have announced the start of building work on the 113,450 sq ft unit, which is being undertaken by another Midlands firm A&H Construction.

The development, named Central Approach, is part of a £36m project that also includes a nearby, recently pre-let advanced manufacturing facility that will be occupied by toolmaking firm Oxford Instruments.

A&H construction will also be building the manufacturing facility, with both buildings due to practically complete this year.

James Drew, development director at Trebor Developments said: “We are delighted to start construction, supplying new industrial and logistics accommodation into the Bristol market.

“With excellent connectivity, enhanced landscaping and parking provision, EV charging points and access to connected green walkways, we look forward to discussing Central Approach with occupiers seeking to locate within a high-quality development, in a highly accessible location.”

Colliers and CBRE are the joint marketing agents on behalf of Trebor Developments and Hillwood.

Tom Watkins, director of industrial and logistics at Colliers said: “The unit will provide prime, high specification industrial space, with 12m eaves height, 50m deep rear yard, and Grade A office accommodation to the front incorporating shower facilities.

“Practical completion will be December 2021 but early access for fit out will be possible in only seven months’ time.”

Philip Cranstone, director and head of industrial and logistics for CBRE in the South West, added: “The location is well reputed as the prime logistics location in the South West.

“However, the addition of Oxford Instruments to existing manufacturing occupiers in the vicinity proves that the location can attract such companies for HQ facilities in addition to traditional logistics operators. The unit has a B2 and B8 planning consent and a market leading 1 MVA power supply.”
