Concerns raised over plans to build 72 homes off busy road in Arnold

Concerns have been raised over a proposed development which could see 72 new homes built in Arnold.

The development would take place off Mansfield Road in Redhill, Arnold, where the Metallifacture Engineering Works formerly stood.

The plans, which are being overseen by developer Barwood Homes, would house 16 one-bed flats, 46 two-bed flats and 10 three-bed houses.

It comes as another big development is planned nearby, also by Barwood Homes, which would see 157 new homes built off Mansfield Road if plans get the go-ahead by Gedling Borough Council later this year.

But people say they are worried about increased traffic and pressure on amenities if more homes are added to the area.

Marion Broadley, 80, who is retired, said: "They haven't thought about the extra traffic, schools, doctors, services, nothing.

"Rush hour traffic is already terrible, it's very difficult to get out. There's no buses around here so everyone who moves in will need a car and most people have more than one, which won't help."

One woman, 53, who wished to remain anonymous, said: "Traffic is going to be a nightmare. It's already busy during rush hour, it's impossible to get out of the junction already.

"If the other 157 houses go ahead next to it I'll be really annoyed, there'll be no green space left.

"They haven't planned for schools, doctors, anything. There isn't even a local shop around here."

Robert Scragg, 63, a design coordinator said: "We do need them.

"I don't really have an issue with them. I am concerned if they extend into the back field that they won't maintain the hedge that the farmer cuts.

"I've lived here for 37 years and never had any problems."

Residents living on Mansfield Road previously told Nottinghamshire Live they believed it was inevitable another set of proposals, to build 157 homes just off the main road, would get the go-ahead.

Gedling Borough Council says it is committed to adding more homes to the district and creating a "more vibrant economy" for its residents.

A Gedling Borough Council spokesperson said: “A key priority for Gedling Borough Council is to create a more vibrant economy and create sustainable growth across the borough, which includes the creation of key housing sites as set out in the council’s Local Planning Document.

"Permission was granted for 72 homes to be built on unused brownfield land at the Metallifacture Ltd site on Mansfield Road, Redhill, in 2018 by the council’s Planning Committee. The committee agreed that the development would contribute to the local housing need and meet the council’s requirement of building 7,250 homes by 2028.

"An additional application to build a further 157 properties next to the site has also been submitted by the developers. The additional application is due to be considered by the council’s Planning Committee later this year.”
