
A Hamilton building with a diversified income stream is expected to appeal to investors, according to Commercial Collective's Matt Kearney.
Mr Kearney is marketing the building at 70 Beaumont Street in conjunction with Deane Moore, of Moore & Moore Real Estate, through expressions of interest and described it as a "rare" offering as it combined several key real estate fundamentals.
"It's in the high-traffic area of Beaumont Street, it has rear-lane access which provides for three car parks, and you're combining residential income with commercial income, so it's a diversified income stream," Mr Kearney said.
It was built in 1993. Downstairs is The Beaumont Cafe and Bar, which is on a lease until April 2025, and there are three apartments above - one three-bedroom and two two-bedroom residences - which are all tenanted. Two commercial office suites with adjacent ground floor car parking have been listed for lease by marketing agent Alan Tonks, of Raine & Horne Commercial.
