Command centre scoping Plus grounds

Property consultant Plus Property Co will link a 20-million-baht command centre with all residential projects developed by parent firm Sansiri Plc that are scheduled for completion starting next year.

Chan Sirirat, Plus Property's deputy managing director, said the command centre will link with 11 residential projects in Greater Bangkok, including condominiums and single-house and townhouse developments set to be completed and transferred to customers next year.

"The first phase will be for Sansiri's new projects, which will be managed by Plus," Mr Chan said. "Next will be the projects where Plus provides property management. We have no plan to link the command centre with past projects at the moment."

The command centre will feature real-time security monitoring and facilities management at residential projects managed by Plus, as these are the top concerns among homeowners.

According to a company survey, the first four factors homebuyers will consider before making a decision are location, the developer, the project and security.

After they move in, they want a quick response to any problems they have.

"After we began operating the command centre a year ago, there were only one or two cases we found," Mr Chan said. "They were about a misunderstanding of unit owners. With the command centre, we expect zero problems."

Completed two months ago, the command centre is in the Siripinyo Building, Sansiri's headquarters, and is controlled by two teams of specialists monitoring 12 screens casting real-time views from connected properties.

The centre will act as a centralised communications hub at which critical information for events and incidents related to security and facilities management at Sansiri's connected properties can be captured and reported in real time.

Authorised security officials can decide the best course of action quickly, accurately and efficiently in response, Mr Chan said.

There are three tasks involved with security monitoring: CCTV and video analysis, real-time security guard checks, and digital fencing.

Internet of Things facility management will cover preventive monitoring and maintenance by helping detect all building systems like fire pumps, pressure pumps, power generators, water treatment systems, lifts, fire alarms, fire extinguishers, high-voltage electric systems and sewage.

Starting on Dec 11, 2018, the first four projects linked with the command centre include The 39 Sukhumvit 39 condo, The Line Asoke-Ratchada condo, The Line Ratchathewi condo and the Kanasiri Rama II-Wongwaen single-house project.
