City developer Modo Bloc unveils plans to transform derelict Durham site with new housing

A Newcastle developer has submitted plans to transform a derelict petrol station into County Durham with new housing.

Modo Bloc has submitted plans to convert the site at Neville’s Cross, Durham, with 12 four-bedroom family townhouses.

Greatspace Architects have designed the development to fit in to its Conservation Area location. Proposals show they will sit on a low site and incorporate sunken gardens a storey below ground level, with a top floor set into the roofline.

The new homes will also be environmentally conscious, utilising the latest technology to help minimise the impact of the development.

The project is the latest from the Tyneside developer, led by George Jenkins, which has had more than £60m worth of developments in the pipeline over the last two years.

The company is also keen to explore potential developments outside the North East.

Mr Jenkins, managing director of Modo Bloc, said: “We have listened carefully to what nearby residents would like to see on the site and have gone to great lengths in the design process to create attractive, family homes that will have a positive impact on the local area.

“Preparing a viable scheme has not been without its challenges, given the number of issues that any redevelopment of this site needs to overcome.

“The homes will help meet the high demand for premium family living, in a popular location.”

The planning application, supported by Newcastle-based planning consultants BH Planning & Design, is currently under consultation at Durham County Council.

Earlier this month Modo Bloc unveiled Chelmsford Lofts, a stylish eight-flat aparthotel in Sandyford.
