City centre department store building could be knocked down for new apartments

Plans to tear down a city centre department store building are set to be decided on this week.

Liverpool council's planning committee will vote on Tuesday on whether Town Square Developments can demolish part of the TJ Hughes shop on London Road to make way for a ten storey tower.

Similar plans to bring down the old building, which would have seen student flats built on the site, were put forward in 2017 but didn't go ahead.

Developers say the plans will make the area around London Road more of a 'destination' for people living nearby.

According to the planning application, the new block would replace the three-storey Hughes House, which is linked by a bridge to the historic Audley House TJ Hughes store.

The new block would still have shops on its ground floor and also have a gym and an underground car park.

There would be 245 apartments and, like the 2017 application, there are still plans for a roof garden on top of the building.

Documents submitted by the developers say the proposals are part of larger plans that would also see nearby Audley House developed and Stafford Street 'rejuvenated'.

The documents say: "Due to the facts that Audley House is historically such an important building in that area and traditionally the predominant building on London Road, we feel it is obvious to endeavour to re-establish Audley House as the signature building on London Road and beyond into the wider context it is situated.

"The development of Hughes House is part of a wider scheme to develop Audley House on the site adjacent to Hughes House and reanimate Stafford Street which runs directly between 2 sites.

"Through the culmination of open public spaces and amenity animating those spaces, Audley House and Hughes House will bring a sense of place to London Road, whilst providing a destination for the growing residential population in the area."
