Popular Edinburgh city centre bar and café in Old Town on market for eye-watering £1.2m

A rare opportunity to purchase a city centre café bar has arisen with a premises going on sale for £1.28million.

The Saint Giles Café & Bar has been listed on RightMove with the current owners looking to sell the business that is situated on St Giles' Street in the capital. The space is extremely rustic and the café bar comes with a painter timber framed glazed frontage with central entrance doors.

It is situated in a prominent location and would make the ideal tourist trap serving up traditional breakfasts, lunches or afternoon teas. St Giles' Cathedral and Edinburgh Castle are just a stone’s throw away from the property.

Christie & Co. who are advertising the profitable business on RightMove, described it as: “The café bar has a painted timber framed glazed frontage to St Giles' Street with central entrance doors.

“The minimalist décor gives a rustic yet lively charm. Serving up freshly baked café delights makes this an ideal stop for breakfast, lunch and afternoon tea. In addition to the food, Saint Giles Café & Bar has a selection of alcoholic and non-alcoholic drinks on offer.

“Prominent location fronting St Giles' Street in a prime tourist location close to its junction with the Royal Mile. St Giles' Cathedral is close by with Edinburgh Castle a short walk, as well as the many attractions of Edinburgh Old Town. The old town area of Edinburgh welcomes around two million tourists every year.

“Waverley Station is close by providing easy links to Glasgow, Stirling, Aberdeen and Inverness as well as south to Newcastle, Manchester and London. The current trading hours for the café are Monday to Sunday 9.30am until 4.30pm. However the space is licensed from 11am until 1am Monday to Saturday and 12.30pm to 1am Sunday.

Those advertising the property also stated that a freehold with a leasehold is an option with a rent of £48,000 per annum. The current rateable value as at 1 April 2017 is £27,600, and as of 1 April 2023 the proposed Rateable value is £27,600.
