Westminster city council, London: housing management and estate services
Pinnacle PSG has delivered housing management services in Westminster since 1995. In 2011, Pinnacle PSG successfully re-won its contract with Westminster city council for the third time and now manages half the borough's social housing properties, 9,487 in total across seven distinct villages with varying needs. As a 'single source provider' Pinnacle PSG's team is responsible for the core housing management functions, including tenancy management, arrears collection, void turnaround, complaints resolution as well as estate cleaning and grounds maintenance.
By outsourcing its housing management services to Pinnacle PSG, the council has reduced its housing spend by almost 20%, much of which has been reinvested back into the community and other council services.
Pinnacle PSG has consistently met the council's targets and delivers high resident satisfaction levels due to its close working partnership with its client and customers.
Last year Pinnacle PSG supported over 70 community initiatives in Westminster. Standout projects include:
• MozART – An art competition involving local children where they designed anti-gang crime posters which projected onto buildings
• Fundays – Every summer Pinnacle PSG, its client and residents organise fun days involving talent shows, live music, crafts and food
• Work It – Pinnacle PSG begun a scheme offering long-term out of work local residents six months work experience in housing
Woking borough council, Surrey: housing management and estate services
In April 2012 Woking borough council handed its housing management functions over to a Pinnacle PSG and Mansell joint venture, New Vision Homes (NVH).
NVH is the first contract to link housing management with traditional blue collar services, which aims to improve quality and has created like for like savings of 30%. NVH delivers 24/7 housing management, repairs and maintenance, major works, estate services and construction on behalf of the council to 3800 homes.
The contract is worth approximately £60m in total over a maximum period of 10 years (five plus five year contract). Just over one year into the contract and NVH is already delivering improved results and having a positive impact on the local community which is supported by the 20% increase in resident satisfaction levels. New and innovative community initiatives which have contributed to the increase in satisfaction levels include:
• Cycle cinema — Pinnacle PSG set up an outdoor cinema screen in Woking which was powered by residents using bicycles. As well as being fun and bringing the community together, the event also promoted healthy living and 'green' forms of transport
• Sheerwater festival — Pinnacle PSG worked with local businesses and residents to organise a summer event which promoted the area's facilities, support groups and activities.
The award of the contract has lead to NVH's involvement in a masterplanning exercise to regenerate the Sheerwater community within Woking, including new facilities, infrastructure and housing.

London borough of Hammersmith & Fulham, west London: housing management, cleaning and caretaking
In April 2013 Pinnacle PSG was awarded two significant contracts by the London Borough of Hammersmith & Fulham: housing management and cleaning and caretaking.
The contract officially began on 1st July 2013 and Pinnacle PSG now manages 7,620 homes across the south of the borough (one half of the council's housing stock) and deliver cleaning and caretaking services to the entire borough (13,500 homes).
The two contracts have been agreed for an initial 10-year period, with an option to extend them for an additional five years.
Together these contracts are worth a total of £41m over the 10 years and will provide the council with a saving of more than £10m, more than 20% off its current budget.
The savings the council will make will help pay off its £217m housing debt, improve the existing housing stock and ensure that its rents remain competitive.
These contracts will see standards significantly raised, with Pinnacle PSG held to account against a comprehensive range of targets that have been set in agreement with the local residents panel. Pinnacle PSG will work inclusively and transparently alongside tenants, leaseholders and the council to monitor and review services.
