BXP Earnings Preview: What to Expect

With a market cap of $10.9 billion, BXP, Inc. (BXP) is the largest publicly traded developer, owner, and manager of premier workplaces in the United States, with a portfolio spanning 53.3 million square feet across key gateway markets like Boston, New York, and San Francisco. Organized as a real estate investment trust (REIT), BXP has been delivering high-performance work environments for over 50 years.

The Boston, Massachusetts-based company is expected to release its fiscal Q2 2025 earnings results after the market closes on Tuesday, Jul. 29. Ahead of this event, analysts project BXP to report an FFO of $1.67 per share, reflecting a decrease of 5.7% from $1.77 per share in the year-ago quarter. It surpassed or met Wall Street's bottom-line estimates in three of the last four quarterly reports while missing on another occasion.

 

For fiscal 2025, analysts forecast the REIT to report FFO of $6.87 per share, down 3.2% from $7.10 per share in fiscal 2024. However, FFO is expected to grow 3.4% year-over-year to 7.10 in fiscal 2026.

BXP stock has risen 13.3% over the past 52 weeks, outperforming the broader S&P 500 Index's ($SPX) over 11% gain and the Real Estate Select Sector SPDR Fund's (XLRE7.7% return over the same time frame.

Shares of BXP fell 2.1% following its Q1 2025 earnings release on Apr. 29, primarily due to its FFO per share of $1.64 missing the consensus estimate and marking a 5.2% year-over-year decline. Despite better-than-expected revenue of $865.2 million, investor sentiment was weighed down by a 60 basis point drop in occupancy to 86.9% and a rise in net debt to EBITDAre to 8.33. Additionally, the company narrowed its full-year 2025 FFO per share guidance to $6.80 - $6.92.

Analysts' consensus view on BXP stock is cautiously optimistic, with a "Moderate Buy" rating overall. Among 20 analysts covering the stock, eight suggest a "Strong Buy" and 12 give a "Hold." As of writing, the stock is trading below the average analyst price target of $76.59.
