Building new homes

L&Q is committed to building new homes to help ease the chronic housing shortage in London and the south-east.

We already own and manage nearly 70,000 homes, and we will use our financial capacity to deliver a pipeline of 12,000 new properties – averaging 2,000 a year.

Current developments underway include the following:

Chobham Manor

The London Legacy Development Corporation (LLDC) has appointed L&Q and Taylor Wimpey to build the first of five new neighbourhoods on Queen Elizabeth Olympic Park.

Chobham Manor will see a return to London's traditional family neighbourhoods of terraced and mews houses, set within tree-lined avenues and supported by a new health centre, nurseries and community spaces.

Sitting between the Athletes' Village and the Lee Valley VeloPark (currently where the Basketball Arena is), Chobham Manor will help to address the local need for larger homes, with more than 75% of the 870 homes offering family housing (3 bedroom or more). It will reuse infrastructure built for the London 2012 Olympic Games, such as the heating and telecoms networks and fibre optic broadband.

David Montague, chief executive of L&Q, said: "This is a unique opportunity to create new high-quality homes in a family-orientated community in the Olympic Park, over 75% with three or more bedrooms.

"Our plans for Chobham Manor will help to ensure that there is a strong legacy of quality housing for Stratford following the Games, which will include affordable homes available to local families to rent or buy. L&Q look forward to working closely with our partners the London Legacy Development Corporation and the Greater London Authority, to deliver these new homes."

It is hoped that the first homes will be ready by the end of 2014.

Beaulieu

Countryside Properties and L&Q have received outline planning consent from Chelmsford city council for the development of Beaulieu, a major new £1bn neighbourhood in north-east Chelmsford.

The new neighbourhood includes up to 3,600 new homes and includes a site for a new railway station on the East Anglian main line. The proposals also include up to 62,300 sq m (670,000 sq ft) gross employment floorspace, incorporating a leading-edge 40,000 sq m (431,000 sq ft) business park, which could create 3,500 new jobs.

Countryside and L&Q have worked closely with Chelmsford city council over several years to develop the plans, which fit with local planning policy, particularly the north Chelmsford area action plan.

L&Q chief executive David Montague said: "We strive to create real communities where people want to live; communities underpinned by robust infrastructure and quality design.

"This neighbourhood will offer a wide range of choices of homes for local people, whether they are first-time buyers seeking a foot on the property ladder or families looking for the right place to bring up their children. At the same time it will provide a host of new opportunities — in particular a new railway station and business park."

The new neighbourhood, with mixed-tenure homes designed to the highest standards, will create a sustainable community on the 247-hectare (610-acre) site. It will include a full range of types and sizes of homes with the majority being suitable for family housing.

L&Q will provide up to 970 new affordable homes for shared ownership and rent.

Kingsland Wharves

Homes in the final phase of L&Q's landmark canalside development, Kingsland Wharves, are now on sale.

Hertford Wharf is the fifth phase of the waterside development, which fronts the historic Kingsland Basin in Hackney, just off Regents Canal.

The overall development consists of 142 one-, two- and three-bedroom apartments. Each apartment comes with an open plan kitchen and living rooms, integrated appliances, master bedroom with built in wardrobes, stylish tiled bathrooms, hardwood flooring, plenty of storage plus a private balcony space or patios to most plots. Commercial space is also available and there are plans for a waterside café.

The basin was built in 1822 to store and transport a variety of building materials, and in 1878 a warehouse was added as a stables and granary to serve the 1,200 horses used for Hackney Carriages – the forerunner to todays black cabs.

A new waterside walkway will run all the way along the water's edge linking the development to Regents Canal at one end and with a newly created eco-wetland at the other.

Today, the apartment buildings at Kingsland Wharves are designed to blend with restored heritage warehouses. Cafés, shops and offices provide a local buzz, and the apartments look down over this colourful scene.
