One unit has been impacted by fire after three cars were set alight at a Belconnen unit complex prompting a police investigation.

An Emergency Services Agency spokesman said one apartment had been affected by fire and the residents would likely not be able to return until at least Monday while firefighters ensured it was structurally safe.

About 70 residents have returned to their apartments and one person has been taken to hospital after the Disney Court complex was fully evacuated following the incident on Sunday morning.

The car fires have been extinguished but emergency services remain on the scene in Belconnen with a police investigation now under way.

Residents were allowed back inside by 10am with police and firefighters about to leave the scene.

A number of carports had earlier been taped off while emergency services attended the scene.

A group of residents huddled under a carport waiting for the all clear in the wet and cold weather.

About 6.45am on Sunday, emergency services were called to the Disney Court units in Belconnen following reports of multiple vehicles on fire in a ground level carport.

Paramedics treated one patient at the scene before they were taken to hospital in a stable condition.

All occupants of an adjoining complex were evacuated as the fires were extinguished.

Police and firefighters remained on scene for some time conducting follow up operations.
