Building Communities, Not Just Properties: Daniel Nigri’s Vision for Affordable Housing

Daniel Nigri

Short-term financial targets and reactive strategies often govern the real estate industry.

But a new paradigm is steadily gaining momentum, one that prioritizes long-term value, strategic redevelopment, and measurable community impact.

Around the world, forward-thinking leaders are demonstrating that responsible investment and sustainable growth are not mutually exclusive; instead, they are interdependent.

As urban centers continue to evolve, the demand for innovative, purpose-driven real estate strategies has never been greater. Cities facing economic transition, underutilized assets, and infrastructure challenges require not only capital but vision—leaders capable of executing complex transformations while aligning stakeholder interests.

Daniel Nigri, an Executive currently serving as Chief Executive Officer of ValuePoint Property Solutions, stands at the forefront of this global shift. Widely regarded as a leading expert in real estate redevelopment in the United States, Nigri has built a reputation for identifying undervalued assets and repositioning them into high-performing, socially impactful properties.

His disciplined approach to asset turnaround, combined with a deep understanding of market dynamics, has positioned him as a trusted partner to institutional investors, municipal authorities, and industry peers across the United States and beyond.

What distinguishes Nigri is his ability to recognize potential where others perceive risk, and to deliver outcomes that consistently balance profitability with long-term urban resilience. His contributions have placed him among the top echelon of real estate professionals internationally, particularly in the fields of property management, development, and strategic revitalization.

An example of his work is when Nigri identified a 31-property portfolio comprising a total of 120 rental units in an underserved community. The property had only 10% occupancy and numerous code violations. As a result, it was subject to a court-ordered sale. However, Nigri, using his superior real estate acumen, was able to see the opportunity and breathe new life into the stricken development.

He recalls: “It required coordinating multiple lenders and transforming properties that were a city concern into safe, aesthetically pleasing homes. Seeing the community thrive gives me immense pride.”

Within a year of his purchase, the units reached nearly 100% occupancy, and addressed a critical housing shortage: “People were living in hotels because of the lack of affordable housing,” he explains. “But we were able to give them a much better option.”

With each project, Nigri embeds a deeper mission: to create affordable, dignified housing that strengthens the social fabric of entire neighborhoods. He brings a unique blend of entrepreneurial grit, operational excellence, and mission-driven strategy to every project he touches: “We’re community-driven and our goal isn’t just to make money but to create lasting impact.

“By renovating distressed properties and providing affordable housing, we strengthen neighborhoods and support families, which is at the heart of what we do,” says Nigri.

In under three years, he has built a portfolio worth over $17 million, transforming neglected and distressed properties into vibrant, income-producing housing across underserved areas.

He does this by leveraging cutting-edge technology, innovative financing models, and a keen understanding of local needs.

As a result, Nigri has built a real estate approach that’s as profitable as it is principled: “Our expertise lies in acquiring distressed assets, renovating them to meet modern standards, and leasing them to tenants, often in partnership with community agencies to provide affordable housing.

“Our sweet spot is transforming neglected properties into vibrant, functional homes that serve communities,” he says. “This is what I strive for - to bring positivity and regeneration.”

Nigri’s work has sparked economic revival, increased housing access, and restored pride in communities once left behind. In doing so, he’s proving that real estate development is not only a business but a force for good.

His journey into real estate was shaped by his early passion for the built environment. Born and raised in Israel, he pursued a Bachelor of Science in Civil Engineering at the Technion Israel Institute of Technology, graduating Summa Cum Laude in 2017 with a specialization in water infrastructure.

His technical foundation, combined with early experience as a Python programmer at Mellanox Technologies (now NVIDIA), equipped him with a unique skill set that he later applied to real estate: “I’ve always had an interest in buildings, city designs, and infrastructure. As a kid, I played with Lego, designing structures. That love for creating something tangible carried into my career.” Nigri reflects.

Nigri’s leadership as CEO of ValuePoint Property Solutions further cements his status as a national expert. Managing approximately 200 residential rental units, he oversees tenant relations, leasing, maintenance, vendor coordination, and compliance, leading a team that ensures operational excellence.

“My ability to pull the strings from above, coordinating teams, vendors, and contractors, ensures projects stay on track and within budget. This is particularly critical for large portfolios, where efficiency is everything.” Nigri explains.

His innovative use of technology sets him apart from traditional property managers. Leveraging his programming background, Nigri has developed custom Codescripts to automate workflows in platforms like Podio, Buildium and AppFolio, streamlining acquisitions, renovations, and tenant management: “I love building systems. From marketing to construction to property management, I’ve created workflows that connect all these parts, making us way more efficient than competitors,” he says.

This technological edge enabled his team to renovate dozens of properties in parallel in a single year, a feat that underscores his position in the industry's top echelon.

Kim Greco, Owner of TitleCo and one of Nigri’s longtime partners, reflected on what his journey represents to others: “People can look at Nigri and see that with hard work and knowledge, anything is possible. He’s built an impressive portfolio, and that success is entirely the result of his relentless drive and deep expertise.”

Beyond technical prowess, Nigri’s commitment to affordable housing distinguishes him as a leader with a purpose. His companies prioritize partnerships with community agencies to provide stable homes for low-income residents, single parents, and former inmates seeking to reintegrate: “I love the impact on the community. We’re not just renovating units to make money and move on. We’re improving neighborhoods, supporting cities, and providing homes for those who need them most.” Nigri emphasizes.

Nigri’s work through companies like Rental Buyers LLC, IDS Holdings, Wilmington Rentals, and others has revitalized neighborhoods by enhancing property aesthetics and improving tenant quality, thereby contributing to local economies.

Nigri’s ability to structure complex deals further solidifies his expertise. Many of Nigri’s acquisitions required navigating high-interest, short-term loans and coordinating with multiple stakeholders, a task he handled with finesse: “I’m a master at structuring deals. Bringing lenders, sellers, and community agencies to the table to create win-win outcomes is what I do best,” he asserts. This skill, combined with his hands-on approach to project management, ensures that his projects stay on budget and timeline, even under intense pressure.

Frederick Haught, CFO and Trustee of a multi-generational family trust that sold several properties to Nigri, spoke to the broader significance of his work: “Nigri has the ability to fix properties and rebuild communities as he does so. The world, not just America, needs more of that.”

A hallmark of Nigri’s leadership is his ability to integrate technology seamlessly into real estate operations. With a background in programming, he’s developed custom automation tools that streamline everything from tenant engagement to renovation workflows, giving his team a competitive edge in speed, precision, and scale: “I’m a programmer at heart. Efficiency isn’t optional, it’s foundational.” Nigri says.

This tech-forward approach complements his deep experience in complex property renovations. From acquisition through to sale, Nigri leads with discipline and vision, often managing projects remotely with flawless execution. His work consistently turns distressed assets into high-performing, community-enhancing properties, proving that innovation and operational excellence can go hand in hand.

As a mentor, Nigri extends his expertise to aspiring investors, particularly from Israel, guiding over 25 individuals through the U.S. real estate market. His mentorship, coupled with his role as a featured speaker in a 23,000-member online group, “Real Estate to the Point,” in 2023, showcases his influence: “I want to be remembered as someone who resolves complex situations. If people see my company as the one that gets the job done, opportunities will follow.” Nigri says.

Asaf Gishron, a real estate developer who has partnered with Nigri on multiple U.S.-based projects, praised his character and consistency in execution: “Nigri gets deals done with fairness and transparency; he’s a partner you can count on. In this industry, it's rare to find someone who not only delivers results but does so with integrity. Nigri consistently follows through, communicates clearly, and ensures that everyone involved walks away with respect and trust intact. That’s what makes him invaluable—not just as a dealmaker, but as a long-term collaborator.”

Nigri is scaling his model across the U.S. and into international markets, aiming to replicate his success in revitalizing underserved communities. Through innovative financing, technology, and a mission-driven approach, he’s shaping a global standard for sustainable, inclusive real estate development.

Nigri’s track record speaks for itself, measured not only in returns and renovated units, but in lives improved and neighborhoods renewed: “Transforming distressed assets, building innovative systems, and leading with purpose, that’s not just what sets us apart, it’s what defines our mission. This is how we reshape the future of real estate.”

As he continues to scale his vision globally, Nigri is reshaping properties and redefining what’s possible.
