
It is being marketed as "one of the most impressive vineyard properties to hit the market in recent times" and listing agent Ben Justin expects its lifestyle factor to prove appealing to out-of-area buyers.
Mr Justin, of Belle Property Hunter Valley, is marketing the property known as Thirsty Palette Art and Wine at 247 Wilderness Way in Lovedale.

Lakefront living
From a country setting to lake views, a Belmont South cottage on the shores of Lake Macquarie is being considered as entry level to the waterfront.
Joshua O'Doherty, of LJ Hooker Belmont, is marketing the three-bedroom home on a 443 square metre block at 5 New Street. It is being sold through expressions of interest and is open Saturday at 2.45pm.
A guide is yet to be set but Mr O'Doherty said a recent comparable sale would be the $1.4 million result this month for a two-bedroom home on the waterfront at 37 Village Bay Close, Marks Point.
"That one is probably the new entry level for Marks Point/Belmont South for knockdowns," Mr O'Doherty said.
"The New Street cottage has got that nice little lakehouse vibe going on. It could be a knockdown or, if someone just wants that little weekender to come up to and hang out by the lake, then it works for that as well."

Listings over $1 million
First National Newcastle City have listed a four-bedroom, three-bathroom house at 24 Northumberland Street in Maryville with a guide of $1.1 million.
Belle Property Lake Macquarie are guiding $1.2 million to $1.3 million for a five-bedroom home in a tranquil setting at 9 Castle Close, Charlestown.
A guide has not yet been disclosed for a four-bedroom residence within walking distance to the beach at 21 Helen Street, Merewether that is being marketed by Robinson Property.
PRD Newcastle and Lake Macquarie are selling a residence at 25 Buchanan Street in Merewether that is being described as "architectural brilliance". The two-storey home features four bedrooms, including a separate parents' retreat. A guide has not been disclosed.
Listings $500,000 to $1 million
A guide of $710,000 to $750,000 has been set for a two-bedroom apartment on the sixth floor of the Westcourt building at 603/4 Ravenshaw Street, Newcastle West that has been listed by Robinson Property.
Belle Property Lake Macquarie are guiding $595,000 to $650,000 for a renovated three-bedroom home at 20 Penrose Street, Edgeworth.
A four-bedroom house in a quiet and elevated cul-de-sac at 27 Kendella Parade in Kahibah has been listed by PRD with an auction guide of $990,000.
Belle Property Newcastle are selling a three-bedroom townhouse off the plan at 1/81A Wentworth Street, Wallsend with a guide $575,000.

A two-bedroom, ground-floor unit at 1/50 Station Street in Waratah is being marketed by Century 21 with a guide of $359,950.
