Borders farm with stables and trout fishing on market for £2.4 million

Borders farm Bewliehill, which includes stables and a stretch of trout river, is on the market for offers over £2.4 million.

The a 336-acre farm lies near Melrose between the Eildon and Cheviot hills in the heart of Duke of Buccleuch hunt country.

Its main building is a period stone-built farmhouse accessed by a private tree-lined drive. It has an elegant drawing room with fireplace, open plan kitchen with AGA, dining room, office, conservatory, five bedrooms and a family bathroom.

Outside is an enclosed garden with fruit cage, orchard and a hard tennis court and timber chalet.

There are 216 acres of arable agricultural land and 81 acres of pasture with crops rotating between spring and winter barley, oil seed rape and winter wheat. Farm buildings include a former granary and cart shed which selling agent Savills says could be converted into homes subject to planning.

Savills says Bewliehill has the basis for an informal shoot, while the Ale Water, an upper tributary of the Tweed, provides trout fishing.

Luke French of Savills said: “Bewliehill is situated in the most idyllic of rural locations and the fine farmhouse is a particularly appealing centrepiece.

"With its attractive and potentially versatile farm buildings and the option to farm the land in hand or to let/contract farm the land itself, Bewliehill could be an excellent prospect for those seeking a new life in the country, with Edinburgh and Berwick station just 44 and 35 miles away respectively.”
