Bolton Point home with $3m price tag set to break suburb record

A RENOVATED three-level home for sale at Bolton Point is expected to break the suburb record with a staggering price tag of $3 million.

The spectacularly renovated home at Bolton Point offers views across Lake Macquarie from almost every room.

The waterfront home went to market a fortnight ago and has attracted strong interest from buyers in Newcastle, Lake Macquarie and Sydney.

"Bolton Point is a bit of a sleepy suburb where not a lot of people are searching to buy so the challenge for us was getting it in front of people who might be looking to buy at Warners Bay, Speers Point and Eleebana," listing agent Laura McMahon, of Home In The Hunter, said.

"There has been a lot of interest from locals, particularly those who weren't even thinking of moving but came across the home on social media and have enquired about selling their own property to buy it."

The current record sale in Bolton Point is $2,675,000 paid for 18 Wattle Street in November 2020.

The scope of the transformation undertaken by owners Harmony Proctor, an interior designer, and her builder partner Dwayne Walker, is arguably unlike anything else seen in the area.

In 2020, the couple began the task of renovating the property's original 1980s home and spent just under 18 months working on the project.

Inspired by the popular Three Birds Renovations team, the home brings Palm Springs vibes to Lake Macquarie and features a level of luxury that should see it take the suburb record.

"I worked on all the interior design, working closely with an architect and kitchen designer, and I selected all the fixtures and finishes and oversaw all the styling," Ms Proctor said.

"My partner was the builder on the project and oversaw all of the trades.

"I wanted it to feel relaxed and natural, and a little bit luxurious."

Spanning three levels, seven bedrooms and more than 20 metres of water frontage, the owners' favourite features include the waterfall five-metre Carrerra marble island bench in the kitchen, the natural timbers used throughout, the pool area and the views.

"The views are spectacular from that part of the lake," Mrs McMahon said.

"You're looking directly across from Valentine all the way to Swansea channel. There is a view from nearly every room on every level.

"The whole house takes advantage of the views."

Other features include a butler's pantry with an integrated dishwasher, a gas fireplace, custom-made cabinetry and a spacious recreation zone on the bottom level that flows onto the lawn.

The project was the couple's first renovation and after enjoying the home with their family, they have decided to sell and move on to the next one.

"This was our family home and when we decided to renovate it became our leap into something we would like to do more together in the future," Ms Proctor said.

"We will definitely miss the lifestyle, the weekends down around the pool and down around the lake."

For the first open home, Home in the Hunter's principal Daniel McMahon invited potential buyers to enjoy sunset drinks and live music.

"The level of buyer who will be interested in this home will probably enjoy hosting parties with caterers and live music, so we wanted to give a glimpse of just how seamless and beautiful it will be entertaining here as the sun goes down," Mr McMahon said.

The home is open for inspection on Saturday at 11am.
