Boathouse pub in Portobello will have to close its beer terrace 'at some point in future'

A pub in Portobello will have to close its beer terrace to make changes after councillors refused a retrospective planning application.

The Boathouse pub at the western end of the beach will likely need to make alterations to its conservatory following a meeting of Edinburgh council's development management committee.

Customers have been shocked and angry after it emerged that the popular beer terrace's future was at risk.

However the pub's managers have vowed to continue and make necessary changes to the terrace.

A planning officer said the new conservatory formed a "significant alteration" to the existing site and represented overdevelopment.

She said it was detrimental to the amenity of the area and blocked the view for residents living behind it.

The pub's management argued the terrace offered an improvement to the watering hole's previous incarnation as Cropley's Bar.

Some councillors questioned if the timber structure represented a large enough change from the surrounding area.

But the committee ultimately voted in favour of the officer's recommendation to refuse the pub's application.

Planning convener Neil Gardiner said the Boathouse should come back with another application but the current terrace "was not good enough."

The pub posted on Facebook: "We're disappointed but not entirely surprised. And this is not the end.

"Our architect is already working on the next application and we will be making full use of the Council's own pre-planning advice service, which unfortunately didn't exist at the time of the last application.

"If they want us to build an extension with brick, we'll build it with brick. If they want us to then harl it and paint it a dirty white to match the existing building, we'll very reluctantly do that. If they want sandstone to match the Victorian tenements, fine. Gold leaf? Whatever.

"The next application will sail through because we will follow their advice to the finest detail.

"Seriously, we will be back bigger and better. It will mean that the terrace will have to close at some point but we had planned for that anyway."

Many locals have taken to social media in support of the pub.

One posted on Facebook: "This is ridiculous. There is absolutely nothing amiss with the terrace, and what an enormous improvement to what it has replaced.

"The council should be ashamed of their decision. Such a huge waste of time and money."
