The Bangkok Metropolitan Council (BMC) has set up a panel to monitor the environmental impact study of One Bangkok, a high-end property project on the corner of Witthayu and Rama IV roads.
The move follows complaints about lack of information on environmental impacts and traffic congestion management.
The BMC is the elected city legislature, making local laws and ordinances.
The body said it had received a letter from the leaders from several nearby communities in which they raised their concerns over what might occur when construction of the 120-billion-baht project starts.
Several major firms located near the proposed site, such as the Thonburi Panich Group and The Viriyah Insurance Company also raised concerns, said Pornchai Thebpanya, a city councillor who chairs the special panel.
"The points of concern over construction work relate to dust, noise pollution, garbage and wastewater, as well as traffic problems. No one, it seems, has received information on how the developer will deal with these problems during and after construction," he said.
"We just want to make sure public hearings will be a forum where communities can air their concerns, not just listen to what the developer will do. We want to see a win-win solution for the developer and residents nearby," said Mr Pornchai.
He said City Hall expects One Bangkok will set good a precedent regarding development projects responding positively to local community concerns.
Construction has yet to begin on the 104-rai plot of land.
Thai Thai Engineer, an environmental consultancy, has been hired to conduct the environmental study.
According to Thai Thai Engineering spokesman, Manoonwaj Waikasi, the company approached residents in April for their feedback to draft environmental management measures.
He said two public hearings are planned and the environmental impact assessment should be completed in January next year.
The mega-project by TCC Asset, has been coined "a district within a district" and will take about eight years to complete.
When finished it will feature a hotel, offices, a condominium and shopping complex.
