Big Maryville sale among results that exceeded expectations

This renovated four-bedroom home in Maryville sold under the hammer for $1.413 million on August 12.

Maryville, Cardiff and Waratah have all continued to record strong sales results in the past week as many agents observed a general lack of stock in the Newcastle property market.

The $1.413 million auction sale of a circa 1887 house that had been renovated and extended at 24 Northumberland Street in Maryville "blew all expectations out of the water", according to First National Newcastle City's Mathew Iuliano.

Mr Iuliano marketed the four-bedroom, three-bathroom home on a 304 square metre block with a guide of $1.1 million to $1.2 million. It attracted eight registered online bidders to the August 12 auction and was secured under the hammer by a Canberra purchaser being represented by a buyer's agent.

The result is one of the biggest for Maryville. The sale record for the increasingly popular city-fringe suburb is $1.6 million, set for the exchange of 84 Estell Street in July 2019.

"We were able to run one open house before lockdown," Mr Iuliano said. "There was local and non-local local interest. There were no out-of-town inspections physically. It was all done remotely."

The three-bedroom weatherboard home on a 357 square metre block of land was scheduled for auction this Sunday but sold on Tuesday.

Mr Barnes reported over 80 private inspections were conducted on the property before being purchased by a young local couple.

"It's big money for that spot, given the size of the block," Mr Barnes said. "It certainly should give owners confidence as to how the market is going considering the circumstances and challenges that we're facing at the moment."

This Art Deco Waratah home was secured prior to auction for $902,500.

A comprehensively renovated weatherboard and tile house on a 690 square metre block at 95 Myall Road in Cardiff was secured for $877,000 through the week.

Sam Tsiaousis, of Harcourts Newcastle, marketed the four-bedroom, two-bathroom home with a guide of $750,000 to $825,000. It was reportedly secured within one week on the market by a local buyer.
