Plans have been lodged to demolish an Ayrshire seafront hotel and build apartments in its place.
Proposals show that 14 flats would be built – including two penthouses – in Largs at the former Queen's Hotel.
The venue suddenly closed a number of years ago and in 2018 planning permission was granted to raze the once popular hotel and replace it with dwellings.
But blueprints released yesterday revealed "the client has reconsidered the consented scheme in respect of both design approach and commercial viability which has resulted in a number of proposed changes to the redevelopment scheme."
A design statement submitted to North Ayrshire Council reads: "These changes are primarily driven by reconfiguration of internal layouts to create more attractive flats with better natural light levels, integrated storage, and better views. In addition, the consented scheme does not meet current regulations in respect of stair ventilation, riser requirements and accessibility generally."

Plans have now been submitted to construct 14 apartments – 12xtwo-beds and 2xthree-beds.

Four ground-floor flats will have a semi-private garden/patio area.
All first and second floor bedrooms have built-in wardrobes and larger windows to allow adequate light and to take full advantage of the views.
On the third floor plans, a statement reads: "At third floor level the proposed scheme has two three-bed penthouses.
"These are set back to allow high level terraces to the west and to reduce the visual impact towards the street.
"Where terraces return toward Millennium Court a vertical screen has been designed to allow light to penetrate but angled to control views."
North Ayrshire Council planners will rule on the proposals at a future date.
