Battered shed near Devon beach is on sale for £45,000 - would you buy it?

It may not look like much, but this tiny battered shed that sits near a Devon beach is up for sale with a whopping £45,000 starting price.

The freehold hut is located on the Lower Point Car Park which is just a few meters from Teignmouth's Back Beach.

But sadly, the new owner will only have access to the yellow shed and not the blue river beach hut it’s attached to.

The hut, which has been owned by the same family for 90 years, is being auctioned off through estate agents Bradleys of Teignmouth.

It measures 5.93m by 2.29m and has two windows, two ceiling strip lights, power points, an electric meter and consumer unit.

As with any property or land going under the hammer, the end price will much likely be higher if a lot of people show interest.

If you’re the successful bidder, you will be charged a non-refundable reservation fee of £5,000 plus VAT, or 3.5% plus VAT, whichever is higher.

You will then have 20 working days within which to exchange contracts, and a further 28 days to complete the purchase.

James Carden of Bradleys said: "It's literally ten yards from the beach — you walk out the door and you're on it.

"Teignmouth has two beaches. There's lot of front-lying beach huts which value up to £150,000 to £200,000.

"This is slightly off pitch — it's behind the front row of beach huts on the back beach but is attached to a nice yellow hut.

"This blue hut has been with the family for 90 years and they've used it as their family summer beach hut.

"These don't tend to come up very often and seem to stay in the families forever. When they do sell they tend to sell within the community."

Mr Carden said the owners had it rented out to another family for about ten years but they now want to sell it.

He added: "We've had a couple of interested parties asking about commercial use.

"It's freehold — a lot of beach huts are leaseholds, you put them up at the beginning of summer then have to take them down."
