Barn near Bristol with no roof is up for auction for more than half a million pounds

The shell of an old barn surrounded by fields is set to fetch more than half a million pounds at auction.

Despite its current lack of roof, windows or doors, the "characterful" building near Bristol has planning consent to become a five-bedroom house.

Located in the South Gloucestershire hamlet of Gaunt's Earthcott, close to the M5 Almondsbury Interchange, it could be the ultimate renovation project.

The lot covers 15.49 acres of land, including the remnants of a smaller detached barn, and has a guide price of £525,000.

Estate agent and auctioneer Maggs & Allen is marketing the property ahead of an online auction on Thursday, June 17.

'Rare opportunity'

The agent's brochure reads: "This is an extremely rare opportunity to purchase a substantial unconverted barn with consent granted to create a fantastic five-bedroom family house.

"The Old Barn at Manor Farm offers a truly unique chance to convert this characterful detached building into a superb family home, for those seeking a rural retreat with extensive land."

It suggests that the smaller barn on site could also be suitable for stables, a garage, home office or annexe subject to planning.

South Gloucestershire Council agreed a change of use application last year to convert the barn into a residential home.

It will cover an internal area of about 207sqm, including a large living room with full width windows overlooking the fields.

All five bedrooms will be en-suite, according to Maggs & Allen.

The council's planning report states that the building was used for agricultural storage until 1992, but since then has been out of use and "become dilapidated".

Gaunt's Earthcott is home to several impressive properties including a 17th century manor house, with many people attracted to the hamlet's rural feel despite its proximity to Bristol and major transport links.

Rightmove's records suggest that the last sale in the hamlet was in 2018, when a five-bedroom detached house there sold for £850,000.
