Association lodges bid to build 30 new homes on Johnstone site

More than 30 new affordable homes with a “village-feel” could be built on a vacant patch of land in Johnstone.

Linstone Housing Association – with partners Robertson Partnership Homes – has lodged an application to build a mixture of terraced properties, cottage flats, and bungalows on brownfield land to the north of Ryefield Avenue.

If the plans get the go-ahead from Renfrewshire Council, 31 homes will be developed on the 1.97-acre site and will range in size from one-bedroom flats for two people up to two-bedroom bungalows for four people.

In a design and access statement, Linstone has said it is seeking to give the development a “village character” where people will be prioritised over cars.

“The range of house types on the site allows for a diverse mix of future residents and a greater choice of accommodation for the affordable housing market,” the housing association said.

“The proposals will feel pleasant by creating a village character through the varied house styles fronting the central road.

“The house types themselves are adaptable to changes in future housing needs and have the ability to be reconfigured.

“The site has a single point for vehicular access.

“This reduces the movement of vehicles through the site and creates a sense of arrival to the small community.

“The site is well connected to existing transport infrastructure and is within walking distance of bus stops, a train station, and also electric vehicle charging points.

“The proposal prioritises people over vehicles and the footpaths through the site promote active travel above private car use.”

Should the proposals be approved, Linstone says the existing footpath to the south-west of the site will be upgraded and will become a more “user-friendly” addition to the area.

Plans state access to the site will be provided from an existing and formed junction to the west on Longmeadow.

There will be 16 terraced houses, 12 cottage flats, and three bungalows erected.

The bungalows will be designed for wheelchair users and located to the south of the site.

Each property will have an allocated parking space and there will be nine visitor spaces spread across the site.

Bin stores will be predominantly at the back or side of homes.
