Plans for nearly 80 houses near Tonyrefail are set to be approved despite residents’ objections.
The application at The Meadows in Coedely has been recommended for approval by council planning officers.
The Lewis Homes development would be made up of six one-bedroom social rented walk-up flats, 10 two-bedroom houses (six under a low-cost home ownership scheme), 28 three-bedroom houses (three under a low-cost home ownership scheme), and 32 four-bedroom houses.
They would each have dedicated off-street parking spaces made up of a mix of garages and driveways to the sides and back of the houses with the flats having a communal parking area to the front.
But there have been 13 letters of objection sent to the council about this development and one from Tonyrefail Community Council.
They point to the fact that the development is outside the settlement boundary where development is not supported by the Local Develoment Plan (LDP).
They also say the main access and emergency access to the site are not appropriate, additional traffic would result in pollution, and that construction traffic on a previous development has caused a nuisance to residents in the past.
They also point to the potential negative impact on the special landscape area and the site of special scientific interest as well as pressure on drainage, local schools and doctors’ surgeries as well as the impact of overlooking and on views for current residents.
Planning officers at the council say the application is acceptable because even though it is outside a settlement limit it is in a sustainable location in terms of access to services, amenities, and public transport.
They also don’t think that the development would result in unacceptable harm to its surroundings and they say the scheme would provide for much needed housing, including a significant number of affordable units, in an area where there is a significant demand.
They also said it is acceptable in terms of landscape impact, impact upon the surrounding residents and highway safety.
Planning committee will consider the application on Thursday, September 19.
