All the houses bought for the M4 relief road the Welsh Government has made a huge profit on

The Welsh Government has spent more than £10m on land during its plans for the M4 relief road.

On Tuesday, First Minister Mark Drakeford said that the road would not be going ahead, and it was back to the drawing board.

In the last six years alone, £114m has been spent preparing for it.

A commission has been set up , and all the options that were discussed in the year-long public inquiry were put back on the table.

It has now been revealed exactly how that money was spent.

The money includes designing the road, the public inquiry, environmental studies and public meetings.

  • In total, £80m was spent on "technical and procedural work"
  •
  • Another £1.2m on "design and preparation costs"
  •
  • £5.4m on contractual work
  •
  • £15m on the public inquiry/legal costs
  •
  • £10m on land

During the public inquiry, a document listing all the properties the Welsh Government bought and still owns and properties sold was released.

It lists many bought under a "statutory blight notice".

In planning law, blight notice is something served on an authority (Welsh Government) which is proposing a development indicating the owner has been attempting to sell the property with no success and requiring the authority to purchase it because its value has been affected by the plan.

Many of those still owned are now worth considerably more than the amount the Welsh Government paid for them.

Earlier this week, Mr Drakeford told the Senedd: "The land which is now in the ownership of Welsh Government forms part of the public assets here in Wales. When they are realised that money will return to the public purse."

Of the properties we are able to compare, using housing site Zoopla. The Welsh Government paid  £4,394,514.11, and the current combined value is £5,920,000.
