Agents anticipate ‘strong demand’ for new North Staffordshire trade park as work nears completion

The agents appointed to market a brand-new trade park in Stoke-on-Trent are anticipating strong demand as work on the scheme nears completion.

Developer St Modwen has almost completed work on the Etruria Trade Park scheme which will boast 11 industrial units totalling more than 43,000 sq ft.

The units – which will be available from 3,000 sq ft to 4,810 sq ft – are being built on land opposite the Vodafone call centre on Festival Park.

Now property consultancy Harris Lamb, which has been appointed to market the scheme, says it expects ‘high enquiry levels’ from potential occupiers.

Harris Lamb director Andrew Groves said: “Stoke-on-Trent City Council has brought this scheme forward in direct response to the strong demand for modern industrial space in prime locations.

“Etruria Valley – or Festival Park – is regarded as one of the strongest business parks in Stoke-on-Trent and has managed to attract a wide variety of high-profile occupiers, including Vodafone, bet365, Wade Ceramics and DPD.

“We anticipate strong demand for these units due to the strong location, size and the flexibility on floor space that can initially be offered. Access to the scheme will be further improved upon completion of the new Etruria Link Road proving a further connection to the A500 at Wolstanton.”
