Actor Ajay Devgn, mother to earn Rs 16 lakh/month from Juhu bungalow lease - check Juhu Road property price trends

Renowned Bollywood celebrity Ajay Devgn and his mother Veena Devgn are set to earn a rental income in crores from their 7,803 sq. ft. Juhu Bungalow. They have leased out the property in Kapol CHS for a period of 5 years.

According to property registration documents reviewed by real estate platform squareyards.com, the tenure of the lease is 60 months i.e. 5 years, with the monthly rent starting at Rs 16 lakh in the first year. The amount will increase by 5% every year, rising to about Rs 19.45 lakh in the fifth year.

The leave and license agreement was officially registered in August 2026.

How much will Ajay Devgn earn from Juhu bungalow lease?

Known for housing several celebrity residences, upscale and premium properties, Juhu is amongst Mumbai’s most affluent residential neighbourhoods. What makes the area even more superior is its location along the western coastline, which combines a sought-after beachfront setting with strong connectivity to key business and commercial districts.

From the 5-year Juhu bungalow lease, Devgn and his mother are estimated to earn a rental income of approximately Rs 10.61 crore, Square Yards' analysis shows.

Built-up area: 724.90 sq. m. (7,803 sq. ft.)

Tenure: 5 years

Monthly rent: Rs 16 lakh at 5% annual hike

Security deposit: Rs 48 lakh

Stamp duty: Rs 2.71 lakh

Registration charges: Rs 1,000

Juhu property price trend

Juhu is one of the top localities in Mumbai by property prices too. The average asking price here is Rs 45,000 per sq. ft. The data further shows that property prices in the Juhu Road micromarket have shown a steady growth over the last year, according to Square Yards data. Rates in the micromarket jumped from Rs 33,100 per sq ft in September 2025 to Rs 35,900 per sq ft by June 2026.

The average asking price in Mumbai stands at Rs 38,600 per sq. ft. as of August 2026. It reflects an appreciation of 2.34% compared to the previous period.
