The planning permission for the workshop/cabin (reference:NP3/15/124L) has been granted by the Snowdonia National Parks Authority on a temporary but rolling five-year basis. This needs to by renewed by March 1, 2023.

The planning permission is granted for a forestry and woodland workshop only, so no long weekends or holidays are allowed inside the structure.

The site also has a well-constructed stone track from the public road, which allows access to vehicles and has parking for several cars. It will also support timber extraction by heavy plant.

The woodland is a mixture of mature European and Japanese larch and Sessile oak on the upper slopes.

This area of oak is designated as Ancient Semi Natural Woodland (ASNW) and is protected under a Tree Preservation Order (TPO).

The small area of larch has an agreed felling licence that will allow any new owner to restructure the woodland and restore it back to native broadleaves.

The woodland is accessed via a good stone track from the public road right into the property.

Within the woodland, according to the agent, there is well constructed hardstanding that allows access to vehicles and has parking for several cars.

It is also said to be able to support timber extraction by heavy plant.
