Abandoned Edinburgh industrial estate to be demolished for luxury apartments


An Edinburgh industrial estate is set to be demolished to make way for new luxury flats in Leith.

The City of Edinburgh Council validated the proposal to create the new development between Pitt Street and Trafalgar Lane.

The plans show that the developer, J.Smart and Co, want to bulldoze five single storey industrial units and create the luxury apartments.

There will be three apartment blocks, with 85 flats in Block One, and 9 flats in Block Two and another 9 in Block Three.

The developers have already went through the Proposal of Application Notice and were met with some objections from locals.

They were primarily concerned about the loss of The Pitt, street-food market, that operates out of one of the industrial units and any traffic congestion and parking trouble that may come with the new development.

However, the developers said on the planning application that the owners behind the venue were aware that the site would be redeveloped.

A spokesperson explained: “It is noted that this is a local venue that grew out of an external events street food vendor obtaining a temporary let in the light industrial building and yard.

“The Pitt, were let the premises on a short term temporary basis and were fully aware that the site is going to be redeveloped whereby the tenant will have to relocate.

“Consequently, the developer is seeking a change of use for the site to provide new housing.”

The site is located on the corner of South Fort Street which is a secondary road that links to Ferry Road, to the north of the site, with the Bonnington area to the south of the site.

Ferry Road connects east to Leith Town centre and the south, and runs east –west across the north side of the city, providing connections west to the Gyle, Edinburgh Airport and beyond via the A8/M8 to Glasgow.

The City of Edinburgh Council are expected to make a decision on the planning application in the weeks and months ahead.
