Stretch of stunning Gower coastline up for sale for just £45,000

Property auctions have always been a place where you can find the occasional surprise or quirky lot going under the hammer, from total wrecks to former commercial buildings, from bargains to something so unusual it's hard to value so the auction is its obvious destination.

This might be the case for a parcel of land so pretty yet so unusual that, although it has a guide price of £45,000 when it goes to auction, it could go for way more or settle around this price - there may be a bidding war or it could be quite a peaceful purchase.

The land is a stretch of foreshore, sand dunes and marsh that fronts the beautiful golden sands between Broughton Bay and Whitford Sands on the Loughor Estuary on Gower peninsula. To see a section of beachfront within this Area of Outstanding Natural Beauty up for sale is rare.

Near the pretty village of Llanmadoc and just down the lane from the hamlet of Cwm Ivy on the north coast of this famous and much-loved peninsula is the pretty parcel of land that anyone who adores the Welsh coast would relish unpacking. Surrounded by a stretch of sandy beaches on one side and undulating countryside and woodland on the other, it's a land sale that offers you a day at the beach with a difference - you have uninterrupted and breath-taking views and access to it and when the tide comes in, it laps at the edge of your own personal slice of sand dunes.

The estate agents selling this seashore think it's a unique proposition, saying: "In our opinion a rare opportunity to purchase part of the Welsh Coastline being an interesting parcel of amenity land formerly forming part of a larger estate."

The agent states that the land extends to about 45 acres and is a Site of Special Scientific Interest (SSSI) and is sold 'subject to all existing rights of way, wayleaves and easements (if any) and whether mentioned or not'. It is hard to state exactly the boundary of the land, with the visual representation that the estate agent has constructed just a guide as to the size, shape and location of the land as there is no definitive boundary on site as it is unfenced.

Access by vehicle is via an existing right of way over National Trust track from Cwm Ivy according to the agent, and viewing is anytime you fancy getting your toes sandy as there are no fences. Simply park in the car park on the right before entering the hamlet of Cwm Ivy, where you will find pedestrian access.

Imagine plonking yourself on your own sand dunes for the best seaside picnic, surrounded by nature's beauty represented by sea, sky and sand and your only immediate neighbours on your private land being the local birdlife and wildlife.

Although it is without doubt a popular beach for local residents and visitors to enjoy during all seasons, none can claim and prove that they own a large and lovely slice of it. But if you are desperate to have a home on Gower rather than coastal land, this rare farmhouse renovation project is due to go under the hammer at the same auction.

The coastal land is going to auction with a guide price of £45,000 on Thursday, July 14 2022 at 3pm with a guide price of £400,000 at The Rasoi Indian Kitchen, Pontlliw, Swansea.
